Siding Repair in Charlotte, NC

Quick answer
Most siding damage in Charlotte can be repaired rather than replaced, as long as the wall sheathing underneath is still sound. Keyway repairs vinyl, fiber cement, wood, cedar, and aluminum siding, and because we are a licensed general contractor we also fix the rot behind it. Family-owned, based in Matthews, free next-day estimates, 1-year workmanship warranty. Call 704-847-7119.
A few cracked boards after a storm. A woodpecker hole on the gable end. One section that buckled where the afternoon sun hits hardest. None of that means you need a whole new exterior, no matter what the last salesman at your door told you.
Keyway has repaired siding across Charlotte for more than 50 years. We do full replacements too, and we will tell you plainly when that is the smarter spend. But a repair that actually holds is usually the cheaper answer, and it is the one most homeowners are looking for when they find this page.
Can your siding be repaired, or does it need replacing?
The honest test is not how bad the siding looks. It is what is behind it.
Repair usually makes sense when the damage is contained to a section or an elevation, the rest of the siding still has life in it, and the sheathing and framing behind the damage are dry and solid. Replacement starts to win when the same problems keep showing up in different places, when moisture has been getting behind the siding for years, or when the material itself has gone brittle across the whole house.
Signs a repair will hold
- Damage in one area, usually storm impact, an impact from a mower or ladder, or a woodpecker.
- Siding elsewhere on the house still flexible, sealed, and holding paint.
- No soft spots when you press the wall around the damage.
- No staining or musty smell on the inside wall.
Signs you are patching a bigger problem
- Multiple elevations failing at once, especially south and west facing walls.
- Vinyl that cracks when you flex it, which means it has gone brittle with age.
- Soft sheathing behind the siding, or fasteners that will not hold.
- Paint failing on fiber cement within a year or two of being done.
- Repeat repairs in the same spot. Something is driving water there and the siding is a symptom.
We will tell you which camp you are in, in writing, with photos. If a repair solves it, we are not going to try to sell you a full wrap. Read the signs you need new siding if you want to work through it yourself first.

Siding repairs by material
Vinyl siding repair
The most common repair we do in Charlotte, because vinyl is on so much of the housing stock built since the 1980s. Cracked panels, panels that have come unlocked from the course below, warped sections near a grill or a reflective window, loose J-channel around windows, and storm impact damage.
Vinyl repairs are a skill job more than a heavy job. Panels lock together, so pulling one out of the middle of a wall without breaking its neighbors takes a zip tool and patience. Done right, a replaced panel is invisible. Done wrong, you get a wavy course that everybody notices. More on the material itself on our vinyl siding page.
Fiber cement and Hardie board repair
Fiber cement holds up well here, which is why it is on so many newer Charlotte homes, but it fails in specific ways. Cracked butt joints where boards were installed too tight. Swollen, crumbling bottom edges where a board sat too close to the roofline or the ground. Blown-out fasteners. Paint peeling because the cut ends were never sealed.
Repairs mean cutting out the damaged run, correcting the gap and flashing detail that caused it, then installing and finishing a matched board. Fiber cement cutting makes silica dust, so it gets handled properly. Full details on our fiber cement and Hardie siding page, and if you are weighing a switch, we compared vinyl against fiber cement for Charlotte homes.
Wood and cedar siding repair
Older Charlotte neighborhoods, Myers Park, Dilworth, Plaza Midwood, plus plenty of 1970s homes with cedar accents. Wood siding rots from the bottom up and from the end grain in. We splice in matched material, treat and prime all six sides before it goes on, and correct whatever was keeping it wet: a missing kickout flashing, a gutter overshooting, grade too high against the wall.
This is carpentry, not siding installation, which is where a lot of siding companies come unstuck. It is also our oldest trade. See wood rot repair.
Aluminum siding repair
Less common now but still out there on mid-century homes around east Charlotte and Matthews. Dents, chalking, and sections torn loose by wind. Matching profile on aluminum is harder than vinyl, so sometimes the smart move is repairing the failed section and repainting the elevation to blend it.
The color match problem nobody warns you about
Here is the thing that catches homeowners out on vinyl repairs. Your siding has been in the Carolina sun for fifteen years. It has faded, evenly and slowly, and you never noticed because it happened to all of it at once. A brand new panel in the original color will not match. It will look newer, because it is.
On top of that, manufacturers retire colors and profiles. The exact panel on your house may not have been made for a decade.
What we do about it: pull replacement panels from a less visible elevation, the back of the house or a side hidden by a fence, and use the new material there where nobody is looking. Your street-facing wall gets weathered panels that match. It takes longer. It is the difference between a repair you can see from the driveway and one you cannot.
When no match exists at all, we will say so upfront and talk through the options: reside one full elevation, or repair now and plan a fuller replacement later.
What is usually behind siding damage
Siding is a rain screen, not a waterproof shell. Water is supposed to get behind it and drain back out. Problems start when it gets in and cannot leave.
Open a damaged section on an older Charlotte home and this is what we tend to find: rotted sheathing, housewrap that was lapped the wrong way, missing kickout flashing where a roofline meets a wall, window flashing that was never integrated with the wrap, and framing that has been quietly wet for years.
This is where being a licensed general contractor actually matters to you. A siding-only crew hits rotted sheathing and either stops the job or covers it up. We handle the whole stack: the sheathing, the framing repair, the trim, the flashing, and the siding that goes back over it, all under one warranty and one crew. We do the same work around openings, which is where rot shows up most often. See wood rot around windows and exterior trim repair.
Soffit and fascia often come into the same conversation, since rot at the roof edge and rot at the top of a wall usually share a cause. That work lives on our soffit and fascia repair page.

Storm, hail and wind siding damage in Charlotte
Charlotte gets its share. Spring hail, summer thunderstorms coming across Union County, and the tail ends of tropical systems pushing wind up from the coast.
Wind damage usually shows as panels unlocked or torn off entirely, often on the gable ends and upper courses. Hail leaves cracks and chips, and on vinyl the cracks are often hairline and easy to miss from the ground. Impact from branches is its own category and tends to be localized.
If the damage might be a claim, document it before anything gets touched. We inspect, photograph, and give you a written scope you can hand to your adjuster. We do not inflate scopes, and we are not storm chasers working out of a truck with out-of-state plates. Our address has been the same for decades. More on storm damage repair and how we handle insurance claims.
How a Keyway siding repair runs
- Free on-site inspection. We look at the damaged area and the rest of the house, because the cause is often somewhere else.
- Moisture and substrate check. We press and probe around the damage to find how far any softness runs.
- Written scope and price. You get the repair area, the materials, the matching plan, and any rot work priced separately so nothing is a surprise.
- Careful removal. Damaged pieces come out without wrecking the courses around them.
- Repair what is underneath. Sheathing, framing, housewrap, and flashing corrected before any new siding goes on.
- Install matched material. Panels or boards installed to manufacturer spec, with the weathering trick where color match matters.
- Seal and finish. Caulking, priming, and paint on materials that need it, including cut ends.
- Clean up and walk through. Site cleared, and we walk the repair with you before we leave.
Most single-area repairs are a one-day job. Repairs that uncover rot take longer, and we will tell you that the moment we find it rather than at the end.
What drives the cost of a siding repair
We price after we see the damage, never over the phone. What moves the number:
- How much siding is involved, a few panels against a full elevation.
- The material. Vinyl repairs are quicker than fiber cement or cedar, which need cutting, priming, and finishing.
- Whether we can match it, and how much panel shuffling the match takes.
- What is behind it. Rotted sheathing or framing is a separate scope and the honest driver of most cost surprises.
- Height and access. Second-storey gable work needs more setup than a first-floor wall.
- Paint. Blending a repair into a painted elevation adds finishing time.

Siding repair FAQs
Can damaged siding be repaired instead of replaced?
Usually, yes. If the damage is contained to one area and the sheathing behind it is dry and solid, a repair will hold. Replacement makes more sense when several elevations are failing or moisture has been getting behind the siding for years.
Will a siding repair match the rest of my house?
Often it will, but faded siding never matches brand new panels exactly. We pull replacement panels from a hidden elevation and put the new material there, so the visible walls keep their weathered color.
How long does a siding repair take?
Most single-area repairs are done in a day. If we find rotted sheathing or framing behind the siding, the job takes longer, and we tell you as soon as we open it up.
Do you repair fiber cement and Hardie board siding?
Yes. Cracked butt joints, swollen bottom edges, blown fasteners, and failed paint on unsealed cut ends are the usual fiber cement repairs we handle in Charlotte.
What if there is wood rot behind my siding?
We fix it. We are a licensed general contractor, so sheathing, framing, flashing, and trim repairs happen with the same crew and under the same warranty as the siding work.
Does homeowners insurance cover siding damage?
It can when the damage comes from a covered event such as hail, wind, or an impact. Document it before anything is touched, then use our written inspection scope for your adjuster.
What does siding repair cost in Charlotte?
It depends on how much siding is involved, the material, whether we can match it, what is behind it, and access. We give a written price after seeing the damage rather than guessing on the phone.
Do you repair siding on rental and investment properties?
Yes. We work with homeowners, landlords, and property managers across the Charlotte metro, and we can coordinate access and scheduling with tenants.
