Why the leak shows up nowhere near the hole

This is the part that costs building owners money with the wrong contractor.

Water enters at a failed detail, then runs. It travels along the underside of the deck, follows a flute in a metal deck, tracks along a conduit or a joist, saturates insulation as it goes, and finally drops through the first opening it reaches. That opening might be forty feet from where it entered.

So the ceiling stain marks the exit, not the source. Crews who patch above the stain fix nothing, the leak returns with the next storm, and by then the insulation across a wide area is wet. We have taken over plenty of roofs where that cycle ran for years.

  2. Full roof survey. Not just the area above the stain. We check every seam, curb, penetration, drain, and termination on the section.

Leak repair by roof system

The membrane on your building decides how the repair gets made. Using the wrong material is how a repair fails in a year.

TPO and PVC single ply

Most newer Charlotte commercial buildings. Repairs are heat welded, not glued, and the patch has to be the same material and a compatible thickness. Welds get probed after they cool. A TPO roof that has chalked and weathered for fifteen years takes more prep before a weld will hold.

EPDM rubber

Common on buildings from the 1990s and 2000s. Seams were often tape adhered, and tape is usually what fails first. Repairs need the surface cleaned and primed properly, which is the step cheap crews skip.

Modified bitumen

Torch or self-adhered sheets, often on smaller buildings and older retail. Repairs are straightforward when the sheet is sound, but blisters and fishmouths at the laps tell you the roof is aging and may want a broader plan.

Built-up roofing

Gravel surfaced roofs still sit on plenty of older Charlotte buildings. Finding the source under gravel is slower work, and repairs mean clearing back the aggregate, rebuilding the plies, and re-surfacing.

Wet insulation stops insulating, so your HVAC works harder for as long as it stays wet, and it does not dry out on its own under a membrane. On a steel deck, trapped moisture starts corrosion you will not see until someone cuts the roof open. On a wood deck it is rot. Inside the building you are looking at ceiling tiles, drywall, flooring, and in the worst cases a mold remediation scope that dwarfs the roof work.
